Heritage Village Board Of Directors

To provide a safe, attractive, and pleasant environment for all of the residents of Heritage Village.

To make decisions with the goal of maintaining the property value and the integrity of Heritage Village.

To effectively and economically manage the joint funds, carefully consider expenditures, and maintain the reserve funds in an efficient manner.

To reduce the need for special assessments other than those required responding to catastrophic or unforeseen events.

To see that each resident, both homeowner and renter, is treated fairly and that rules and regulations are enforced in a fair and reasonable manner.

Heritage Village BOD Update

4-19-2023 – Heritage Village BOD’s is currently working on multiple items to further enhance and assist our community. Some projects were inherited and we are also looking at new items that need repair. To date some of the major projects are the remodel of the pool, concrete work throughout the community, pressure washing, landscaping, painting, irrigation, fence project and building repairs. In addition to these project items our community is still in litigation on several other items.

  • Pool Remodel – The pool contractor has been slow to get our pool completed but work continues. Just this last weekend the pool was etched to prepare it for resurfacing. Plus, there has been a delay in the tile work because the tile that was selected has been on back-order.
  • Pool Remodel Salt Water Equipment – The equipment cost is too prohibitive and we are not going to change the chlorine pool to salt.
  • Pool house lights and post lights – Proposals are out and we are waiting on contractors to provide for the repair of the post lights at the pool
  • New Concrete Repairs – Concrete work continues to phase 2 and we are scheduling the contractor back to the community.
  • Retainer Wall on 69th – This original retainer wall on 69th has been damaged and we are looking for a GC to assist with its repair. This is still in a preliminary stage but must be addressed soon.
  • Pressure Washing – We are working one proposal to come to an agreement to have items pressure washed in our community and at the pool. This is still a work in progress
  • Painting – Our Cabana/Pool House is being repainted.
  • Irrigation – Due to a line item in the irrigation contract, we have asked to amend an existing line item in the contract to lessen the impact of the expense for irrigation repairs. In addition, we continue to use our irrigation contractor to repair items in our community. Unfortunatly, we continue see residents inside the community that drive on the grass. This is costing us additional money for sprinkler and irrigation repairs due to breakage.
  • The exterior fence project has been completed with an amendment to the original contract that reduced the overall cost. This total is reflected in the financials. Some of the original fencing is embedded in the vegetation along Shiloh Drive. While this is not noticeable from Shiloh, it can be seen along the fence line partially from inside the community. At some point the original fencing will be removed.
  • We are investigating balcony repairs with a general contractor who is repairing another Divosta 4plex community in Jupiter. This is all in a preliminary stage at this point in time.
  • Parking – This is being looked at and we will update as soon as we have new information
  • USPS Parcel Package Lockers on the USPS mailbox – USPS will not fix broken locks on any parcel package locker. USPS will fix locks on mailboxes. We have the parts list now from the original mailbox vendor and the parcel package lock is being looked at on 77th way.

This overall list is only a partial list of items the BOD is working on and there are additional repair items we are looking into that will be blended into these line items at a later date.

July 9, 2019

  • Discussion of audit draft is complete and that the auditor is working on the final audit, which should be available soon
  • Pay back the pool reserve line item pay back the pool reserve line item
  • Hire Hulett for lawn insect and pest control (not for ants) for the lawns. No fertilization was added
  • BOD voted for Jason’s Arborcare Services to cut (trim) all of the trees within HV, including all palms and hardwoods.
  • The BOD voted on Arboicola and Variegated Arboicola to replace all of the shrubs that were removed from in front of the fences when the fences were replaced
  • There was a discussion about pressure washing
  • As for the playground, we were told it’s “dangerous” and that soon, all of the equipment (slide & tower) will be removed and the gate will be locked. Any further discussion will happen in the future
  • The Master Insurance Policy is up for renewal and they need to get information from one more agent on our coverage
  • It was decided to table the community camera watch, brick repairs to the sign in the front, brick repairs to the dumpster enclosure wall on 77th Way, a new landscaping company and the violations review
  • It was decided to spend more money at the pool, with $600 for irrigation
  • We were all told to use the GRS Portal for all complaints and/or work orders
  • The FSF Fence contractors were at the meeting discussing their contract and scope of work. In light of this was a discussion about 7 days to request adjustments to your new fence.

Sidewalk Adjustments

The Heritage Village BOD has recently approved adjusting and grinding trip hazards in our neighborhood. The vendor was on site this last week grinding the sidewalks…

Playground equipment has been removed

The Heritage Village BOD recently voted to remove playground equipment that presented a liability to our neighborhood. Workers removed the playground equipment recently and progress is being made on the adjustments to the area. There are existing pipes and support pieces still protruding in the ground around the area. Another owner commented about the benches presenting an issue as well. We will all have to wait and find out what else is being done at the next meeting. Please attend… To my understanding there was a comment made at the May meeting about taking everything away and locking the gate. We will have to get further clarification at the next meeting….

Hulett was on site today spraying for weeds and treating the lawns

Hulett Services was on site today at Heritage Village spraying the grass for weeds and insects. No grass feed is being used as part of the contract that was negotiated by the BOD. This spraying service will be for weeds and insects only.

Fence Project Phase II

The Fence Project is going to phase two and the punch out list appears to be almost completed in phase one. After Tuesday May 7th HOA meeting it is apparent that we have only seven (7) days to critique our fence and request adjustments. Also it appears that the color of the fence will be the darker brown. This information was gathered at the last May meeting and is subject to change. It’s puzzling that we have not seen FSF Fence Company back for phase 2 yet. Once we determine when the June meeting is scheduled we will be able to update this project information…

Finance and Budget Meeting

The Heritage Village board of directors meeting was called to order on December 4th, 2017. The board met to discuss the 2018 budget and finalize the new HOA fees.

Old business discussed was:

  • Patio Fencing Replacement and Proposals
  • Roof Pressure Cleaning – Magic Bubbles contractor was approved for the work

New Business

  • 2018 Proposed Budget
  • Painting, Metal Drip Cap on all townhomes
  • Pool deck wood flooring replaced
  • Pressure cleaning sidewalks
  • Kiddie pool
