Heritage Village New Owner FAQ's
Dear New Heritage Village Owner
- Mailbox Key: If your previous owner did not leave the mailbox key please call the post office at 561-841-1920 and notify them that you need a key. The post office is located at 1905 Blue Heron Blvd. West, Riviera Beach, Florida 33404. This is just east of 95.
- Address numbers on fence & name plates: The fence name plates and address signs are optional. You can purchase & replace the old name plate. It must be wooden and of the same general type as the rest of the address signs in the community.
- Villages park pass & Heritage Village pool key: Please review the web site for a descrption of the Villages POA Park Sites. The link is here. Visit a community park for the procedures on how to obtain a recreation pass. You will need a current copy of your deed and valid identification. The Heritage Village Cabana cannot be reserved for parties. Your previous Owner or Landlord has to provide you with a key to the pool. Should they not have a key you need to replace a lost key and contact Heritage Village HOA. You will be required to pay $50 for an additional key.
- Garbage and trash: All garbage and trash from your townhouse unit shall be deposited carefully into the dumpster. Also use the appropriate recycling container for your paper and plastic. All garbage and trash placed into the dumpster shall be in plastic bags securely tied. No littering shall be done or is permitted within our community. Disposal for large items such as mattresses, furniture, appliances and TV's is to be disposed of by the unit owner or lessee. Do not leave these items at the dumpsters as this costs the community association money to have them removed. You can call Faith Farm to schedule pickup of these type of items. You can also arrange for a fee, removal of these items with the City of West Palm Beach. All charges will be paid by the homeowner or lessee. Anyone caught dumping large items will be subject to a fine.
- HOA monthly maintenance fees: The monthly maintenance fees are due on the first (1st) of the month. All owners share in the common expenses of the association.
- Exterior alterations and/or outside repairs: The fences, roofs, and exterior walls on your townhome are common area property. As such, any alteration needs approval from the Heritage Village Board of Directors. You cannot alter, paint, modify, or pressure clean the exterior walls of your unit without written permission from the Heritage Village Board of Directors. An Architectural Change Form will be needed and filled out for these type of changes. This form needs to be sent to the Board of Directors for approval prior to any work being completed. The form is located here. Changing or adding screen enclosures, storm shutters, fence lights or new carriage outside lights are examples of changes to your townhome. Please mail & submit in writing any additional questions regarding outside changes to the Board of Directors.

Heritage Village Maintenance
All outside work including outside painting, fence staining, and shed building need authorization from the Heritage Village Home Owners Association. (Article 4, Paragraph 10) Use this form to submit for any work that is to be completed . Send the form to the Heritage Village Board of Directors. Outside work includes any architectural adjustments to all aspects of the outside appearance. Please adhere to the painting and staining scheme when working on the outside of your town home and submit your form to the Heritage Village Board of Directors for authorization. By maintaining the community to the specifications, we can enjoy a clean look to our entire community.

As a work around, Loew's Home Improvement stores sells "Rust-Oleum Hammered" color: "Dark Bronze #7218" and is available in the paint department. This spray paint is a close copy to the original bronze and I have used this successfully on my rolling screen doors to improve their looks. See the below section on "Screen Roller Specifications" for replacement wheels.
Fence Maintenance
The exterior fences should only be pressure cleaned and clear wood sealed.
Here is a statement and response from the April 27, 2005 Board meeting.
Pursuant to the Heritage Village Declarations and Covenants, no homeowner may independently stain his/her fence, which is Association property. No Board of Directors may authorize any homeowner to stain independently his/her fence.
As of March 2006, our current board has enlisted a new lawyer who has said his opinion on the current declarations is that with board approval, a homeowner may stain his fence with a pre-approved stain color. All fence repairs have to be preauthorized by the board of directors.
The approved fence stain color is:
Tint base #55 - color Bright Tamara (solid) #528
A clear sealer can be applied on the fence, which was the old method, even if color stain is not applied.
Please fill out this Architectural Approval Form and submit it to Heritage Board of Directors in care of MMI.
Please note that even though this is the "approved" stain color for fences, the homeowner must submit an architectural approval form prior to staining the fence. Please adhere to the stain specifications to keep our community appearance uniform.
Screen Rollers Specification
For anyone trying to repair their existing rolling screens on their sliding glass doors, here is where you can get the replacement wheels. Loews Home Improvement has these in stock. The wheels are actually called "Tub Enclosure Sliding Door Rollers" and are located in the Loews hardware department.
The number on the wheels is M-6151 and they are manufactured by "Prime-Line Products." The wheels themselves are white teflon, 3/4" and come four (4) to a package at about $3.71.

Heritage Village of Palm Beach Lakes
Our community association is led by owner volunteers just like you.
Board members are unpaid volunteers serving their community. The board is elected by the members and runs the association based on the CCRs, Bylaws and Rules & Regulations. Members may make suggestions, but may not vote on every decision. This approach operates much like your elected government representatives. Any member in good standing may run for the board.
Every owner shares responsibility in the association and for common property.
A community association is a legal entity attached to your property deed. When you bought a home here, you became a legal member and agreed to abide by the association's covenants and rules. All owners share in the common expenses of the association. Any association work must be done by owner volunteers or hired out and paid for by all members.
Heritage Village frequently asked questions:
Heritage Village Pool Key: The site pool is open from dawn to dusk. The pool may not be reserved for parties. Your previous Owner or Landlord has to provide you with a key to the pool. Should you need to replace a lost key or reserve the Pool House, contact Heritage Village HOA. You will be required to pay $50 for an additional key.
Heritage Village Exterior Alterations: The fences, roofs and exterior surfaces of the townhouse buildings are common property and may not be altered without prior written approval from the Association. Should you wish to make a modification please fill out the attached ACC form (download from documents tab) and give to MMI for approval. Please allow several weeks for approval.
Heritage Village Maintenance Dues: Maintenance dues are due on the 1st of the month and should be mailed to Royal Crown Management, 224 Datura Street, Suite 713, West Palm Beach, FL 33401. Tel: 561 202-2727. Please include your account number on the memo line.
Heritage Village Outside Building Lights: It is each owner’s responsibility to provide electricity to the outside building lights on the brick walls under the mansard roof. Even when you are away or the unit is unoccupied. The Association is responsible for the maintenance and repair of the exterior light fixtures on the buildings. These are your security lights - keep the power on.
Heritage Village Pets: Residents are allowed to keep one pet (dog or cat)under 30 lbs. All pets must be on a leash when on common property. Owners MUST clean up after their pets. Pets are not allowed in the pool area or in the playgrounds.
Heritage Village Parking: Each townhome has two assigned parking spaces. Guest spaces are for daily guests only. Park only in your assigned spaces. Resident Parking is by permit only. Residents may have two permits only. Repair of vehicles on the property is not allowed. Motorcycles, Commercial vehicles, Trucks and trailers are prohibited.
Villages Recreational Parks: To obtain a pool key or pass to the tennis courts stop in at any one of the three Park Offices. You will be required to show a driver’s license and pay a fee of $25.00.
Heritage Village Mailbox Keys: Contact the Post Office at 561-841-7873 for your key or an additional key. The prior unit owner should provide you with a mailbox key.
Heritage Village Trash Disposal: All garbage and trash must be tightly bagged and placed in the dumpsters. Disposal of large items must be arranged by the unit owner. Please DO NOT drop large items at the dumpster. This costs you and your neighbor’s additional expense to our community budget.
Heritage Village Association Documents: When you purchase your home the previous owner should provide you with a set of documents. Documents are available on line under the documents tab.
Heritage Village Lease or Sale of a Townhome: Any sale or lease of your townhome requires the prior written consent of the Association. You may download and fill out the forms located on the documents tab and submit to Heritage Village HOA for approval. Please allow several weeks for approval. All dues must be paid in full and there may not be outstanding violations.
